Property Distribution & Stock Control

WIPA works with property developers to effectively coordinate the promotion and distribution of new projects to a continually expanding network of property agents and marketers around Australia and Internationally.

As a licensed Real Estate Agency, WIPA becomes the Listing Agent for the developers it works with. Alternatively, WIPA’s Agency Members can list a project on behalf of WIPA and become the “Developers Representative” to distribute the project through to the continually expanding Agency Network.

The WIPA system provides the capability to effectively package and automatically distribute everything required to sell each property by any agent anywhere in the world. This includes: Marketing material & brochures, Photos, lot & floor plans, maps, contracts, disclosures, depreciation schedules, indicative valuations & rental appraisals.

This system then steps an agent through each step in the property sales process. It allows them to evaluate each property with negative gearing calculators and ‘due diligence’ information and finally shortlists specific property choices.

Finally, once a property has been chosen, the Selling Agent registers the client’s details through the portal against the chosen property and processes an initial Holding Deposit. This automatically registers the property as SOLD on the project Stock List. This allows every agent to know ‘up-to-the- minute’ exactly what properties are available for sale.

As well, the developer, listing agent, selling agent and WIPA are all immediately notified of the sale. The Contract Information Form is then verified and processed by WIPA and sent to the developer for contract preparation.

The WIPA structure, processes and systems actually prompts agents to work together to achieve a common goal, of getting more new properties sold in a non- threatening or competitive way.

WIPA provides an unparalleled resource of market research for developers, agents and their clients on both macro and micro levels. We continually monitor, study and report on population and demographic shifts and trends by region, suburb and street for each developer and property.

The WIPA Portal provides a powerful conduit of information for our Members’ Clients or Prospective Purchasers, directly assisting to make more educated investment decisions. At the same time, this comprehensive information directly assists developers to gather specific data on future trends and customer preferences.


Property Tools & Calculators

Driven from its comprehensive property listings database, WIPA provides sophisticated investment analysis tools and calculators for Agents and their clients.

Become a Member and access WIPA’s unique Negative Gearing Property Investment Analysis (PIA) calculator. This powerful tool breaks down and simplifies all the costs associated with a property purchase right down to yearly tax savings and who pays what on a weekly, monthly and yearly basis.

This interface allows Agents to search and compare specific properties against their clients’ individual investment criteria and then provides all necessary ‘due diligence’ information to assist with the sales process.

   

Property Education & Training

Selling a new property requires a different process and skills set to those required for selling general real estate. As such, WIPA delivers a range of dynamic training programs and workshops to educate agents on how to successfully sell new projects and investment property.

The WIPA portal also provides a valuable online resource of reports and video presentations in the ‘How To’ section for ‘training on the go’. Topics include:

•    How to qualify potential investors and isolate requirements
•    How to search and select new projects and properties
•    How to use a ‘Negative Gearing Calculator’ in the sales process
